1. Who we are

House of Advanced is a luxury real estate marketing agency based in Athens, Greece. For the purposes of this policy, House of Advanced is the data controller of the personal data processed through this website.

2. What data we collect

We collect only data that is necessary to respond to enquiries, deliver our services and operate this website:

  • Contact form data submitted through our qualification form: name, email, company, website, phone number, project brief and related fields.
  • Email and WhatsApp correspondence: the content of messages you send us directly.
  • Technical and analytics data automatically recorded by our web server and analytics providers: IP address, browser type, device type, referring URL, pages viewed and interaction events.
  • Cookie and tracking data: see section 6 below.

3. How we use your data

We process personal data for the following purposes:

  • To respond to enquiries and proposals (legal basis: legitimate interest or pre-contractual steps).
  • To deliver marketing services to our clients under a signed engagement (legal basis: contract).
  • To improve the website and understand aggregate usage (legal basis: legitimate interest).
  • To comply with Greek and European legal obligations, including tax and accounting law (legal basis: legal obligation).

4. How long we keep your data

Enquiry data is kept for up to 24 months if an engagement does not materialise. Client engagement data is kept for the duration of the engagement and for up to ten years afterwards, to comply with Greek tax and commercial record-keeping obligations. Analytics data is kept in aggregate for up to 26 months.

5. Sharing with third parties

We share personal data with the following service providers:

  • Tally — qualification form intake.
  • Google Workspace — email and internal document collaboration.
  • Cloudflare, Inc. — website hosting (Cloudflare Pages), CDN, bot mitigation, and Network Error Logging telemetry. Cloudflare R2 hosts video assets served from this site.
  • Adobe Fonts (Typekit) — webfont delivery; loading a font shares your IP address with Adobe.
  • jsDelivr — JavaScript and CSS CDN; same IP-disclosure scope as Adobe Fonts.
  • Resend — transactional email delivery for form submissions.
  • Analytics platforms — Google Analytics 4 and the Meta Pixel, loaded only after you accept analytics cookies (see section 6).

We do not sell personal data and we do not share it with advertisers or third-party marketers. We do not transfer data outside the European Economic Area except through providers that apply EU-approved safeguards such as Standard Contractual Clauses.

6. Cookies and tracking

Strictly necessary cookies: cookie-consent state (stored locally on your device) and Cloudflare bot-management cookies (__cf_bm, cf_clearance). These are required for the site to operate and load without your explicit consent.

With your consent: Google Analytics 4 (measurement ID G-59NKT6Z29H) and the Meta Pixel (ID 25976358815379932). If you reject or ignore the cookie banner, neither tracker loads. You can withdraw consent at any time through our cookie banner or by clearing this site’s browser storage.

7. Your rights under GDPR

If you are in the European Economic Area or the United Kingdom, you have the following rights:

  • Access to the personal data we hold about you.
  • Rectification of inaccurate data.
  • Deletion of your data, subject to our legal retention obligations.
  • Objection to certain processing, including direct marketing.
  • Restriction of processing in specific cases.
  • Data portability, where technically feasible.
  • The right to withdraw consent at any time where consent is the basis of processing.
  • The right to lodge a complaint with the Hellenic Data Protection Authority (www.dpa.gr) or your local supervisory authority.

8. Security

We apply reasonable technical and organisational measures to protect personal data, including access controls, encryption in transit, and regular review of our providers. No system is completely secure; in the unlikely event of a data breach that affects you, we will notify you and the Hellenic Data Protection Authority within 72 hours of becoming aware of it, as required by law.
